Housing Diversity DPA ConsultationPlanning how our streets will look and feel is an important part of your Council’s work.

Each Council has a Development Plan that provides guidelines on what new construction can be built and where.

By law, Development Plans must be regularly reviewed and updated to ensure they cater for Marion’s changing population and housing needs.

Since 2015, the City of Marion has extensively reviewed our Development Plan in a project known as the Housing Diversity Development Plan Amendment.


Project update

Council staff have now completed all documentation to enable the DPA to be submitted to the Minister for Planning for review. The associated documents can be viewed below.





Next steps

The next steps are for a ‘Summary of Consultation and Proposed Amendments’ (SCPA) report and revised DPA document to be prepared and considered by the Mayor and CEO before Christmas.

Following review of the SCPA report and endorsement of the revised DPA document by the Mayor and CEO, both documents will be submitted to the Department for Planning, Transport and Infrastructure.

A copy of the SCPA and revised DPA document will be placed on this page for members of the public to view.

We anticipate this to be available prior to Christmas.


What is Council proposing to do?

Council intends to create new zones/policy areas and amend other existing zones/policy areas throughout the City. Each zone will have special rules around the size and density of developments.

The zones will generally provide for smaller allotment sizes in the southern suburbs. In the north, new residential character areas will be introduced and issues associated with infill developments (i.e. two or more new dwellings on a block) will be addressed. Taller buildings will be encouraged on train/tram corridors and some main roads.

The plan aims to align with the State Government’s 30-Year Plan for Greater Adelaide.
