Development Plan

In South Australia, policies relating to development are contained within statutory documents called Development Plans. Each local council has its own Development Plan.

The Marion Council Development Plan spells out the desired character for different parts of the Council area designated as zones and policy areas.

The plan describes the types of development preferred in each zone and policy area, and the criteria against which development applications will be assessed. Other council-wide policies cover a range of social, environmental and economic matters.

You may view the current Marion Council Development Plan by visiting the Department of Planning Transport and Infrastructure website.

Oaklands Park Renewal Development Plan Amendment (DPA) - by the Minister

The Minister for Planning and Local Government is proposing to rezone 19.25 hectares of land in Oaklands Park, immediately south of the Warradale Barracks, to enable redevelopment of aged SA Housing Authority dwellings with new, fit for purpose, medium-density housing.

Consultation of the DPA commences Thursday 17 September 2020 and closes Thursday 12 November 2020

Morphettville Racecourse amendment - by the Minister

The Morphettville Racecourse Ministerial Development Plan Amendment (DPA) was approved by notice in the Government Gazette on 1 May 2020 and is now included in the Marion Council Development Plan.

The DPA rezoned land surplus to the South Australian Jockey Club from Racecourse (Morphettville) Zone and Commercial Zone, together with adjoining (separately owned) lands to Urban Core Zone to facilitate the development of a medium to high density residential and mixed use development. The rezoning permits mixed use and residential development in the Core Area up to 12 storeys, with development outside of this taking the form of low to medium density residential development (maximum of 4 to 6 storeys) that transitions down to the adjoining, existing residential areas.

In addition, the DPA rezoned land owned by the Minister for Transport and Infrastructure which supports tram infrastructure, from Commercial Zone to Industry Zone - Infrastructure Policy Area to better reflect the existing land uses.
